Standards of Practice
Our commitment to industry standards.
By adhering to these nationally recognized benchmarks, we provide our clients — and their legal representatives — with an objective, evidence-based assessment of the property’s condition at the time of inspection.
What ASHI Standards Mean for You
The American Society of Home Inspectors (ASHI) Standard of Practice establishes a clear scope for every professional inspection. Inspections performed to ASHI standards are:
- Strictly visual and non-invasive — we identify observable defects without destructive testing
- Consistent in scope — the same systems are evaluated on every inspection, every time
- Objective — findings are documented without bias toward any party in the transaction
- Professionally reported — all findings are communicated clearly in written form with photographic evidence
Scope of Inspection
A standard Nomad Property Inspectors inspection evaluates the following systems and components:
Structural Systems
Foundation, framing, floors, walls, ceilings, and roof structure.
Roofing
Roofing materials, flashing, drainage systems, and penetrations.
Plumbing
Water supply, drain/waste/vent systems, fixtures, and water heater.
Electrical
Service entrance, panels, branch wiring, outlets, and safety devices.
Heating & Cooling
Heating and cooling equipment, visible ductwork, and ventilation.
Interior
Walls, ceilings, floors, doors, windows, stairs, and safety hazards.
What Is Not Included
The ASHI SOP defines a clear scope — inspections are visual assessments of accessible areas and systems. The following are not part of a standard inspection unless explicitly agreed upon as add-on services:
- Concealed or inaccessible areas
- Environmental hazards (asbestos, lead, mold, radon) — available as add-on services
- Water quality testing — available as add-on service
- Structural engineering assessments
- Code compliance verification (inspections are not code inspections)

We encourage all clients to review the full ASHI Standard of Practice before their inspection. This document defines the standards we follow and clarifies what is and is not within the scope of a professional inspection.
